Why does preparation matter so much on Auckland houses?
Auckland's strong UV, frequent rain, humid air and, near the coast, salt spray find any weak spot in the preparation, so paint over poor prep tends to fail early. They affect weatherboards, plaster, metal roofs and shaded walls in different ways, so we inspect each surface and its exposure before recommending a coating system.
That is why our quote covers the work beneath the colour: washing, repairs, sanding, primers, access and protection. If a surface needs building repair or replacement before it can be painted properly, we will tell you. Our guide to exterior painting preparation shows what each step involves.
Exterior, interior and roof painting
We paint Auckland homes inside and out and restore roofs, choosing the preparation and paint system for each surface rather than one approach for every house.
- Exteriors. Weatherboard and villa repaints, with gaps filled and bare timber primed; fibre-cement cladding; and plaster and monolithic homes, where cracks are repaired and bridged with a flexible elastomeric membrane coating.
- Interiors. Walls, ceilings, doors and trims prepared for an even finish under real daylight and LED downlights.
- Roofs. Roof painting and restoration, including Decramastic tiles, begins with a condition check so rust, moss, damaged tiles and failed coatings are dealt with, not hidden under a quick spray.

Do you do GIB stopping and plastering as well as painting?
Yes. We do GIB stopping, plaster repairs, Level 4 and Level 5 finishes and skim coating, then paint the same walls, so one team is responsible for the finished surface.
- GIB stopping for renovations, extensions and new builds: joints taped, then joints, corners and fixings stopped in several coats, sanded and sealed ready for paint. See GIB stopping in Auckland.
- Level 4 or Level 5. Level 4 is the usual finish for walls painted flat or low-sheen under ordinary light. Level 5 adds a thin skim over the whole surface, for walls lit by strong side light or painted in dark colours or higher sheens. More on Level 5 plastering and skim coating.
- Wall repair after wallpaper removal, and for cracks, dents and popped fixings, so old damage does not show through new paint.
The finish levels come from AS/NZS 2589, the Australian and New Zealand standard for finishing plasterboard linings. When you need plastering and painting, both go in the same written quote. Our plasterers page shows which service suits which job.
How much do house painters cost in Auckland?
As a typical range, an exterior repaint of a standard three-bedroom home is around $12,000 to $25,000 or more, and an interior repaint of a three-bedroom home around $8,000 to $15,000 or more. The table shows what moves a job up or down within each range.

Auckland access, scaffolding and parking can push a job towards the top of a range. GIB stopping, plastering and Level 5 skim coating are priced by measure once we have seen the walls, and commercial and body corporate work is priced to the scope. We paint family homes, rentals, body corporate complexes and commercial premises across Auckland, and plan each job around the people who still need to use the building.
For homeowners that can mean a single room, a full interior, an exterior repaint or the whole house, planned around pets, family routines, parking and access.
Commercial, body corporate and property-manager clients get the same preparation standards, with added attention to site rules, health and safety, trading hours and staged access. Offices, retail premises, common areas and light commercial buildings can often be programmed to reduce disruption.
How it works
What happens after you ask for a quote?
We reply within two business days to arrange a site visit. At the visit we check the condition of each surface, the access and any repairs, and talk through products, sheen and colour.
Photos help the first conversation, but seeing the property is what lets us fix a price. Once you accept the quote, we confirm colours, products, protection and timing before painting begins.
The job ends with a clean-up and a walk-through with you, and the work is covered by our 10-year workmanship warranty.

Your suburb, what needs doing and roughly when are all we need to arrange a visit. A little more detail helps us come prepared:
- The type of property: house, townhouse, apartment or commercial building.
- What needs doing: interior, exterior, roof, GIB stopping or plastering, and which rooms or walls.
- Anything you have noticed, such as flaking paint, cracks, rust, mould or signs of moisture.
- Any deadline, such as a sale, new tenants or a move-in date.
- Photos, which you can email to info@tomarcontracting.co.nz after sending the form.

Is the site visit free, and is the quote a fixed price?
Yes to both. The visit costs nothing and there is no obligation to go ahead. The price we give you afterwards is fixed for the scope written in the quote.
Are you insured, and what warranty do you give?
Yes. We are fully insured, with public liability cover, and our workmanship comes with a 10-year warranty. Any manufacturer's warranty on the paint itself is separate from ours, and we confirm it with your quote for the products we specify. Whoever you hire, it is worth asking for both details in writing.
Can you paint a rental while the tenants are living there?
Yes, in most cases. We paint rentals for landlords and property managers, and interior rooms can be done in an agreed order so tenants keep the use of the rest of the home. Tell us the property is tenanted when you get in touch. We agree dates and access with you before work starts, so you can let your tenants know in good time.
How should I compare painting quotes?
Compare what each quote includes, not just the total. Check that it lists the preparation, the primer and number of coats, the products by name, access or scaffolding, and the warranty. A low price with none of that written down is hard to hold anyone to, so if one quote is well below the others, ask what it leaves out.
Which paint brands do you use, and can you help with colours?
We use Resene, Dulux and Wattyl paint systems. When we visit, we can advise on the right product and sheen for each surface, including coastal and high-UV walls, and talk through your colour choices.
Do I need to move out while you paint inside?
Usually not. We plan interior work around the rooms you need to keep using, painting them in an order agreed with you so you still have somewhere to sleep. Furniture moving is agreed as part of the quote, and it helps to clear ornaments, pictures and small items from each room before we start. When is the best time to paint a house exterior in Auckland?
There is no single best month. Late spring to early autumn usually gives longer days and more workable weather, but it is also the busiest time for painters, so it pays to book early.
