Roof systems
Roof painting can restore colour and slow surface deterioration when the roof beneath the coating is sound. It cannot repair structural failure or make an end-of-life roof new. Tomar Contracting starts with an inspection so the recommendation is based on condition, not on selling a spray job.
We assess residential metal, concrete tile and decromastic-style roofs across Auckland.

When roof restoration makes sense
Faded colour, chalking, organic growth and manageable surface rust can indicate that cleaning, repairs and recoating are worthwhile. Widespread perforation, rotten substrate, extensive broken tiles or unresolved leaks may require repair or replacement first. We make that distinction before pricing the coating system.

What we inspect
The inspection considers roof profile, pitch, access, previous coatings, rust, growth, fixings, valleys, flashings and visible damage. Leak history and any earlier roof reports are useful. For decromastic-style roofs, we also check whether the surface is stable enough to accept the proposed restoration system.

Cleaning, repairs and primers
Preparation is matched to the roof type. The work may include controlled cleaning, moss and lichen treatment, minor repairs within scope, rust treatment and compatible primers. Coatings are then applied at the specified spread rate and within suitable weather conditions. We do not paint over active growth or loose, chalky material.

Safety and weather windows
Roof painting is height work. Access, edge protection and site safety are planned before the job begins. Auckland rain, dew and wind can narrow working windows, so the programme must allow surfaces to dry and coatings to cure. A rushed calendar is not worth a failed roof film.

Roof and exterior together
If exterior walls are also due, assessing both at the same visit can simplify colour decisions and access planning. It also gives a clearer view of the building envelope as a whole. We can quote the work together or stage it in the order that best protects the property.

Is roof painting worth it in Auckland?
When the substrate is sound, quality roof coating restores UV and moisture protection and appearance at a fraction of replacement cost. We inspect first and say if replacement is wiser.
Which roof types do you coat?
Long-run and corrugated iron, coated metal products, concrete and decromastic-style tiles, and many common residential profiles. Low-pitch commercial roofs are assessed case by case.
Why do Auckland roof coatings fail early?
UV breaks binders, moss holds moisture, incompatible layers peel, chalk left under new film, and coastal salt attacks weak edges. Prep and system choice matter more than colour.
How long does roof painting take?
Many residential roofs are a multi-day programme including wash, repairs, primers and finish coats, weather permitting. We confirm timing after inspection and access planning.
Do you treat rust and replace damaged sheets?
We treat fixable rust and minor defects as part of prep. Severely failed metal or rotten substrate is flagged for repair or replacement rather than painted over.
Will roof painting stop leaks?
Coating is not a substitute for failed flashings, structural issues or end-of-life substrate. We address coating-level defects and are clear when a roofer or replacement is required.
