How is commercial painting priced in Auckland?

Commercial painting is priced per scope after a site visit, so we do not publish commercial rates. Two sites with the same floor area can need very different programmes, and a square-metre rate that ignores preparation, access and working hours is not a price you can rely on.

These are the things that move a commercial price:

  • Areas and surfaces: walls, ceilings, doors and frames, steelwork, exterior cladding and anything excluded.
  • Condition: the repairs, stain blocking, mould treatment and priming each surface needs.
  • Access: scaffold or lifts, ceiling heights, loading areas and shared driveways.
  • Working hours: after-hours or weekend work, and how many zones the site is split into.
  • Protection: floors, fixtures, stock, equipment and areas that stay in use.
  • Specification: brand colours, washable or moisture-resistant finishes, and the number of coats.
  • Site requirements: inductions, site rules and tenant notices.

How do you paint an office or shop without stopping the business?

By splitting the site into zones and agreeing the order, hours and access before work starts. Occupied sites may need room-by-room or floor-by-floor staging, protected walkways, or evening and weekend work where daytime painting is not practical.

Coatings

Which coatings suit offices, retail and industrial spaces?

Hard-wearing, washable finishes suit receptions and corridors, moisture-resistant finishes suit washrooms and kitchens, and warehouses and exterior elevations need systems made for wear and weather. We specify area by area instead of running one product throughout.

We use Resene, Dulux and Wattyl systems. Brand colours, colour coding and body corporate schedules can be written into the scope.

Specialist floor coatings and heavy industrial protective coatings sit outside a standard painting scope. Tell us what you need and we will say plainly whether it is work we take on.

What does commercial exterior and common-area painting involve?

Commercial exterior painting involves access planning, surface preparation and a coating system chosen for the exposure, all programmed around the people using the building. The proposal

What should a commercial painting proposal include?

A proposal you can assess names the areas, preparation, products, programme and exclusions, so you can compare contractors on the same work. Ours sets out:

  • A schedule of the areas and surfaces in scope, and what is excluded.
  • The preparation for each surface.
  • The product system and number of coats.
  • The access method, working hours and programme assumptions.
