What do plasterers do on an Auckland home?

Plasterers turn walls and ceilings into smooth, sound surfaces that are ready for paint. Inside, that mostly means stopping plasterboard, skim coating and repairing damage. Outside, it means repairing cracked plaster and texture-coated cladding so the coating on top can keep the weather out.

Tomar Contracting Auckland is a painting and plastering contractor, and the plastering is the first half of the finish, not a separate job:

  • New walls and ceilings. Stopping plasterboard after your builder has hung it, to a Level 4 finish, or Level 5 where the light is harsh.
  • Old walls that need to look new. Cracks, dents, popped fixings, old anchor holes and water-stained patches, repaired and sealed so they do not show through the paint.
  • Walls after wallpaper. Stripping, glue removal and whatever the board underneath needs, from light patching to a full skim.
  • Plaster outside. Crack repairs, re-texturing and new sealant on plaster and monolithic homes, then a flexible membrane coating.

Which kind of plastering does your job need?

Start with what you can see. The table matches common situations in Auckland homes to the work that usually fixes them, with a link to the page that explains it.

Common plastering jobs and the work they need
What you haveUsually needsWhat the work involves
New plasterboard in a renovation, extension or new buildGIB stoppingJoints, corners and fixings stopped to Level 4, with Level 5 on walls under strong light.
Joint lines or patches showing through the paintA skim coatRe-stopping or a skim over the affected walls, then sealer and fresh paint.
Cracks, dents, popped screws or a water stainPlaster repairFix the cause first, then repair, spot-seal and repaint the wall or ceiling corner to corner.
Old wallpaper you want goneStrip and repairA test patch, stripping and glue removal, then patching or a skim, depending on the board face.
Cracked, chalky or stained exterior plasterCrack repair and coatingCrack and mesh repairs and new sealant, then a flexible membrane coating. Signs of a leak mean a surveyor first.
Scrim, sarking or fibrous plaster in an older villaAssess on siteThese are not plasterboard. Some can be repaired; others need relining by your builder before finishing.

Several of these often turn up in one house, particularly in a renovation. We can look at every room and the outside in one site visit and put the whole programme in one written quote.

Why hire one team for the plastering and the painting?

Because the finish you see is the plastering and the paint working together, and splitting them between two contractors leaves nobody answerable for the result.

When joints or patches show after painting, a separate plasterer and painter can each reasonably blame the other: the stopping was not flat, or the sealer, sheen or rolling showed it up. When one contractor does both, that argument never starts. You get:

  • One finish standard for each room, written into the quote before work starts.
  • Stopping and skim checked with a light held across the wall before any sealer goes on, while a flaw is still quick to fix.
  • A sealer and interior paint system chosen to suit the finish level and the sheen you want.
  • One programme, one point of contact, and our 10-year workmanship warranty on the plastering and painting we do.

Interior plastering or exterior plaster: what is the difference?

They are different materials with different jobs. Interior plastering finishes plasterboard linings so they look right under paint. Exterior plaster is part of the cladding, so repairs and coatings there are about keeping water out.

Inside: plasterboard linings

Walls and ceilings in modern homes and renovations are usually lined with plasterboard, which New Zealanders often call GIB after the brand. The plastering is the stopping over its joints, corners and fixings, any skim coat on top, and repairs when the board is damaged. Hanging and fixing the board is your builder's work; we start once it is up.

Outside: plaster, stucco and monolithic cladding

You'll find plaster and texture-coated cladding on many Auckland homes from the 1990s and early 2000s, and solid plaster on some older stucco houses. There, cracks are repaired, failed sealant is replaced and a flexible membrane coating goes on, because the coating is part of the weatherproofing. Paint cannot fix a leak, though. If there are signs of moisture getting in, an independent building surveyor should assess the cladding before anyone paints it, and any re-cladding is building work. Our plaster house painting page sets out the warning signs.

What should a plastering quote in Auckland include?

A plastering quote should name the finish level for each room and set out the preparation, products, programme and what happens if hidden damage turns up. A total price with none of that behind it is hard to compare and hard to hold anyone to.

  • The finish level, room by room. Level 4 or Level 5, and on which walls and ceilings, not "smooth finish" for the whole house.
  • Who checks the board. Proud fixings, steps between sheets and damp framing should be raised before stopping covers them.
  • Drying time in the programme. Each coat has to dry before the next, and cool, damp Auckland weather slows it down.
  • Dust control. How rooms are sealed off and cleaned, especially if you are living in the house.
  • Older homes. Whether paint needs lead testing (homes built before 1980) and textured ceilings asbestos testing (before 2000) before anything is sanded.
  • Sealer and paint. The products and number of coats, if painting is part of the job.
  • Surprises. How damage found behind wallpaper or during demolition is priced, agreed before the extra work is done.

Our guide to choosing painters in Auckland covers the same questions for the painting side of the job.

How much do plasterers cost in Auckland?

We price plastering by measure after a free site visit, because two rooms of the same size can need very different amounts of work. For skim coating over sound, already-stopped walls, our cost calculator gives a planning allowance per square metre, and you get a written fixed quote before anything starts. What moves the price:

  • The area of walls and ceilings, and the number of joints, corners and fixings.
  • The finish level: a Level 5 skim adds coats, drying time and sanding.
  • The state of the surface: new board, patch repairs or damage after wallpaper.
  • Ceiling heights, stairwells and access, and whether rooms are empty or lived in.
  • Whether painting is in the same programme.

Where do we plaster in Auckland?

Across greater Auckland, and the work tends to follow the housing. Each area page covers local house types and access in more detail.

  • Villas and bungalows in suburbs such as Mount Eden, Remuera and the central Auckland fringe, where many homes still have scrim-and-sarking walls, fibrous plaster ceilings or layers of old wallpaper.
  • 1990s and 2000s plaster homes in areas such as Albany on the North Shore, and Botany Downs in East Auckland, where exterior crack repairs and membrane coatings come up often.
  • New builds, extensions and townhouses in South Auckland, West Auckland and wherever older sections are being subdivided, where stopping, Level 5 decisions and painting are programmed together.

If your suburb is not listed, send us the address. The locations page lists every area we cover.

Do you do plastering and painting in the same job?

Yes. Plastering and painting go into one written fixed quote and one programme, and the same team does both, so nobody can blame another trade if a joint shows through the paint.

Is a GIB stopper the same as a plasterer?

Mostly, yes. In New Zealand, GIB stopping is the most common plastering work inside a house, so people use both words for the trade that finishes plasterboard. Plastering also covers skim coats, repairs and exterior plaster. We do all of these, and the GIB stopping page explains the stages.

Can you fix a cracked ceiling or wall?

Usually. Joint cracks are cut back, re-taped where the joint has failed, re-stopped, sealed and repainted. A ceiling crack usually means repainting the whole ceiling so the repair does not show. A crack that keeps widening, or comes with sticking doors or sloping floors, should be checked by a builder before it is repaired.

Do you plaster the outside of houses?

We repair exterior plaster as part of a repaint: crack and mesh repairs, re-texturing, new sealant and a flexible membrane coating. Re-cladding and leak repairs are building work, and if we see signs of moisture we will recommend a building surveyor before any painting.

Can we live in the house while you plaster?

Usually, yes. We seal off the rooms being worked on and clean up as we go, but sanding makes fine dust, so keep children, pets and anyone with asthma away from those rooms. In homes built before 1980, old paint may contain lead, so testing may be needed before any sanding; we talk it through at the site visit.

How far ahead should I book plastering for a renovation?

As early as you can, ideally before the plasterboard goes up. Stopping needs several visits with drying time between coats, and Level 5 adds more, so it needs to be in the building programme rather than squeezed in before the flooring. We reply to enquiries within two business days.

Is plastering covered by your warranty?

Yes. Our plastering and painting carry a 10-year workmanship warranty. Manufacturer product warranties are separate and confirmed with your quote. We are fully insured and our team is Site Safe trained.
