The coating is part of the weatherproofing, cracks need the right repair, and any sign of a leak needs looking into before paint goes on. Why does painting a monolithic house need a different approach?

On a plaster house the paint is part of the weatherproofing, not just protection for the surface. On weatherboard, paint mainly protects the timber. On plaster, a coating that has worn thin, crazed or cracked can let water into the cladding itself.

You'll find monolithic cladding on many Auckland homes built from the 1990s to the early 2000s: a seamless plaster or texture-coated finish, often over fibre-cement sheet or polystyrene board, and sometimes solid plaster over mesh. Many had the cladding fixed straight to the framing with no drained cavity behind it, so water that gets in has few ways out.

Older solid plaster and stucco homes, with plaster over mesh or masonry, crack and weather in their own way. On all of them our job is the same: repair the plaster properly, use a coating that can move with it, and tell you honestly about anything paint cannot fix.

Can painting fix a leaky plaster home?

No. Painting maintains sound plaster cladding, but it cannot fix water already getting in behind it, and no paint makes a house weathertight on its own. A fresh coat over a leak can hide the evidence and trap moisture in the wall.

Many of the homes caught up in New Zealand's leaky building problems were monolithic homes from the 1990s and early 2000s, yet plenty from the same years have performed well. The warning signs matter more than the age:

  • Swelling, bulging or soft patches in the plaster
  • Staining or dark streaks, often below windows, at the base of walls or under balconies
  • Cracks at junctions: around joinery, where walls meet balconies or roofs, and along sheet joints
  • Mould, musty smells, or damp skirting boards and carpet near exterior walls

If we see any of these at the site visit, we will tell you plainly and recommend an independent building surveyor's assessment before any painting. A surveyor can test moisture inside the wall and say what repairs are needed. Once the cladding is sound, we can paint it.

How is exterior plaster crack repair done?

Exterior plaster cracks are repaired according to their size: hairline cracks are cleaned out, filled where needed and bridged by a flexible coating, while larger cracks get a mesh-and-plaster repair before any coating goes on.

Hairline cracks

Fine cracks are common on plaster, often from normal movement as the wall heats and cools. They still let water in once the coating has aged, so they are cleaned out and, where needed, raked and filled with a flexible filler that suits the plaster, then bridged by an elastomeric membrane coating.

Larger or reopening cracks

Wider cracks, or cracks that have opened again after filling, are raked or cut out and filled, then a strip of reinforcing mesh is bedded in plaster across them. The patch is re-textured and sealed before coating. The mesh spreads the movement, so the crack is less likely to come back.

On older homes, paint layers can contain lead and some old textured coatings can contain asbestos, so they should be tested before any sanding, raking or cutting.

We match the texture as closely as we can, but on some finishes a repair can show faintly in low, raking light. We tell you that before we start.

Cracks that point to something else

Cracks along backing-sheet joints, from window corners, or at junctions with flashings and joinery can signal movement or water getting in. We note them in the quote and, where there are other warning signs, recommend a surveyor looks first.

Which paint system suits a plaster or texture-coated house?

Usually a flexible elastomeric or membrane coating, over a sealer on repairs and bare or chalky areas. It stays flexible as the plaster moves and, at the right thickness, bridges fine cracks instead of splitting along them. Resene X-200 is one example of this type of system.

A membrane only works at the film thickness the manufacturer specifies, which means a heavier coat and much more product per square metre than standard exterior paint. Spreading it thinner than specified is an easy way to make a quote look cheaper, so our written quote names the sealer, the coating system and the number of coats. What needs doing before a plaster house is painted?

A gentle wash, then a check of the sealant joints, flashings and ground clearances, which can each let water in whatever paint goes on top.

A gentle wash, never high pressure

Plaster is washed at low pressure with a suitable cleaner to kill mould and lift dirt and chalk, then rinsed. Auckland's humid climate means mould often builds up on shaded walls, so those faces get particular attention. A high-pressure blaster can force water into cracks and behind the cladding, and can damage the texture. Homes near the harbour or beach also need salt rinsed off; see coastal exterior painting.

Sealant joints

Flexible sealant often closes control joints in the plaster, and the gaps around windows, doors, pipes and meter boxes. Sun and weather harden it over time until it splits or pulls away, so failed sealant is cut out and replaced before coating.

Flashings

We look at the visible flashings over windows and doors and where a roof meets a wall, and at the tops of parapets and balustrades, a well-known weak point on monolithic homes. On many plaster homes much of a flashing is hidden behind the plaster, so we report what we can see. A missing or damaged flashing is building work, and we say so in writing rather than paint over it.

Ground clearances

Plaster that runs down into soil, bark, paving or decking can draw moisture up from below. We point out where it needs clearing, which is sometimes as simple as lowering a garden bed.

Can you paint a plaster house a dark colour?

Sometimes, but check your cladding's limits first. Dark colours absorb more of the sun's heat, so a dark wall runs hotter and the plaster and backing move more, which can mean more cracking. For that reason, many plaster system suppliers limit how dark a colour can go on some systems, often by setting a minimum light reflectance value (LRV).

Going darker than the system allows may affect the cladding supplier's warranty. Some paint manufacturers offer heat-reflective versions of darker colours, which may widen your choice. We check the rules for your paint system, and for your cladding where it can be identified, before you settle on a colour, and the colour and product go in the quote.

How much does it cost to paint a plaster house in Auckland?

On many complexes the body corporate or its property manager organises exterior repaints, not each owner, so check who looks after the exterior before you get quotes. Can you paint over cracks in a plaster house?

Not without preparing them first. Ordinary paint cannot bridge a crack that keeps moving, so it soon splits along the same line and water gets back in. Hairline cracks are cleaned, filled where needed and bridged with a membrane coating; wider ones need a mesh-and-plaster repair. Will repainting stop my plaster house leaking?

No, repainting will not stop a leak. If you suspect one, get the order right: an independent building surveyor's assessment first, then any repairs the report calls for, and painting last. That way the new coating goes over repaired cladding rather than a problem still hidden in the wall. The leak warning signs are listed above.

What is an elastomeric or membrane coating?

A thick, flexible exterior coating that stretches as plaster moves and bridges fine cracks. It is typically applied as two heavy coats, over a sealer where the surface needs one, at the rate the manufacturer specifies: much more product per square metre than ordinary exterior paint.

Should a plaster house be water blasted before painting?

No, not with a high-pressure blaster. A cleaner is applied to kill mould and loosen dirt and chalk, stubborn spots are brushed, and the walls are rinsed gently. How do I know my plaster house needs repainting?

Rub the wall: chalky powder on your hand means the coating is wearing. Fading, fine crazing, hairline cracks, returning mould and split sealant are other signs. Repainting before water gets in is usually far cheaper than repairing damage after. See how often to repaint a house in Auckland.

Can a stucco or texture-coated house be spray painted?

Often. On large textured walls, airless spray can lay an even coat, usually back-rolled to work it into the texture. Wind, tight boundaries and detailed areas can mean roller and brush instead. See spray painting.
