How much does it cost to paint a house in Auckland?
For a standard 3-bedroom Auckland home, an exterior repaint typically costs $12,000 to $25,000+ and an interior repaint $8,000 to $15,000+.
These are typical ranges for standard homes, not quotes. The + means larger, taller or more detailed homes, and homes that need more repair, can cost more. In Auckland, access, scaffolding and parking can push a job toward the top of its range.

What does the calculator include?
The allowances cover labour, standard materials, routine preparation and normal set-up for the selected work.
Scaffolding, edge protection, specialist access, major repairs, lead or asbestos work, wallpaper removal, window sashes and glazing, and urgent or after-hours work are not included, and specialist coating systems need their own assessment. Skim coating covers sound, already-stopped surfaces and leaves out GIB stopping, sealer and paint. Roof allowances leave out Decramastic, stone-chip and unidentified roofs, which need an inspection first.

Minimum allowances apply separately to each selected service: interior $750, exterior $1,200, roof $2,500 and skim coating $650, excluding GST. These are calculator allowances, not minimum quoted prices. The result adds 15% GST and rounds the total outwards to the nearest $50. Moderate preparation raises the lower allowance by 15% and the upper allowance by 30%.

What moves the cost of painting a house?
Much of a painting price is skilled time on site, so anything that adds hours adds cost.
Size and storeys
Bigger homes cost more, and a second storey adds more than its floor area suggests: upper walls, eaves and fascias all have to be reached and worked at height, and access takes longer to set up and move. Bay windows, gables, lots of small windows and villa or bungalow trim take far longer than plain wall.
Access, and why working safely at height often needs scaffolding
Access is a cost in its own right, and one that is easy to overlook. Two-storey walls, high gables and walls where a slope, deck or bank adds to the drop usually need scaffolding or other height access to be painted safely and properly.
Scaffolding has to be delivered, put up, adjusted and taken down, and it stays on site for the whole job, so it adds to the price. It also shows in the finish, because painters can prepare every surface at arm's length from a stable platform. Condition, repairs and preparation
The worse the existing paint, the more preparation, and preparation is where much of the time goes. Faded paint that still holds firm needs washing, sanding and new coats. Paint that is flaking or peeling to bare timber needs scraping, filling and priming first, soft or rotten boards need repair, and mould and rust need treating. Hidden damage like this is why a fixed price needs a site visit.
Exposure adds to the preparation too. Homes near the harbour and beaches take salt spray and wind, which can mean more washing, more rust treatment and a paint system chosen for coastal conditions (see coastal exterior painting). Shaded, damp walls tend to grow mould, which has to be treated before any paint goes on.
Cladding type
Weatherboard takes longer than plaster: every board has a lower edge to prepare and paint, and villas and bungalows add detailed joinery and trim. Plaster and monolithic cladding, found on many 1990s and 2000s Auckland homes, is quicker to coat, but cracks must be repaired properly first and some walls suit an elastomeric membrane coating (see painting plaster and monolithic homes). Where the brick on a brick-and-tile home stays unpainted, the job is mostly eaves, fascias and any timber, so it is smaller.
Number of coats and product
A durable repaint is normally primer or sealer wherever the surface needs it, then two finish coats. A one-coat quote is cheaper because it is a thinner job that will not last as long. Premium paint costs more per litre, but the paint is usually a smaller part of the price than the labour to apply it, so a cheaper product saves less than you might expect.
Colour changes
A big colour change can add a coat. Dark to light, covering a strong colour or going much darker often needs an extra coat or a tinted undercoat for even coverage. Each extra trim or feature colour adds cutting-in time, and some claddings and paint systems limit how dark an exterior colour can go, so check before you choose.
Occupied homes, furniture and interior scope
An empty house is quicker to paint than a lived-in one. Working room by room around a family, moving and protecting furniture as the work goes, takes longer than painting between tenants or before you move in. Inside, the scope matters too: each surface you add to the walls, such as ceilings, doors or frames, adds time, as does plaster repair. Clearing rooms yourself before the painters arrive helps.
Roof painting cost in Auckland: restore or replace?
Restoring a sound roof typically costs $3,500 to $8,000+, while replacing an iron roof instead typically costs $20,000+. That gap is why restoration is often the better-value option, but only when the roof underneath is still in good enough condition.
The preparation depends on the roof. On an iron roof, the main question is rust: rusted areas are treated and primed before the topcoats. A Decramastic-style roof is pressed-steel tiles with a stone-chip surface. There the questions are how much chip has come loose, whether the base coat is still sound and whether any steel is rusting, and the coating system starts with a sealer or primer made for stone-chip surfaces. Restoration stops making sense when metal is rusted through across large areas or tiles are failing widely. Leaks from flashings or the structure need fixing before any coating goes on, because paint cannot fix them. How much does plastering or a Level 5 finish cost?
GIB stopping, plastering and Level 5 skim coating are priced by measure after a site visit. The work varies too much from room to room for a typical range to be useful, although the calculator above gives a per-square-metre allowance for skim coating sound, already-stopped walls. We measure and assess:
- Wall and ceiling area, and the joints, corners and fixings to stop.
- The finish level for each room: Level 4 for most walls, Level 5 where strong side light, dark colours or higher sheens would show joints and texture through the paint.
- The state of existing walls, for example after wallpaper removal.
- Ceiling heights, and how the work fits around other trades.
Level 5 costs more than Level 4 because the whole surface is skimmed, so save it for the walls and ceilings that need it rather than specifying it throughout. See Level 5 plastering and skim coating for where it is worth the extra.
How do you compare painting quotes properly?
Compare what each quote includes before you compare the totals. Very different prices are often for different jobs: one may leave out washing, repairs, primer, the second coat or scaffolding, then add them back later as extras. Check that each quote names:
- Every surface in scope (walls, eaves, fascias, barge boards, joinery, doors and frames) and what is excluded.
- The preparation: washing, mould treatment, scraping, sanding, filling and priming.
- How repairs are handled: included, allowed for, or excluded.
- The products by name and the number of coats for each surface.
- The access method, including scaffolding where the job needs it.
- The workmanship warranty, and the product warranty separately.

How can you reduce painting costs without cutting durability?
Save by planning the work well, not by removing preparation, primer or the second coat. Those are what make paint last.
Plan stages by elevation
If the whole exterior is too much at once, repaint the worst elevations first, usually those taking the most sun or weather, and the rest in a later season. Each stage is fully prepared and finished. Access may need setting up twice, so ask for both options priced. Staging spreads the spend rather than lowering the total, because each stage has its own set-up and access.
Combine interior and exterior work
One programme for inside and outside means one site visit, one quote and one timetable, and wet days can be used for interior work. If the roof is due too, one assessment can plan access for both. Ask for the work priced together and separately.
Maintain before the paint fails
Repainting while the paint is faded but still firmly stuck needs far less preparation than waiting until it peels. Wash the exterior regularly, touch up failed edges and fix leaks early.
Time the exterior for settled weather
Paint the exterior in settled, dry weather. It avoids stop-start days and coats going onto damp surfaces, which can make paint fail early. The longer days from late spring into early autumn are the most popular time to paint, so book your site visit early for more choice of start dates, and plan interiors, which depend less on weather, for the cooler months.
